A rental budget of Rs 40,000 is enough to get you an apartment in upmarket areas in south Delhi and Gurgaon. In south Delhi, two-bedroom apartments are available in Gulmohar Park, which offers 2,700 sq ft of space. Defence Colony has similar options. Greater Kailash II has three-bedroom flats of 2,200 sq ft area.
West Delhi areas like Punjabi Bagh and Kirti Nagar have a few options. Three-bedroom furnished apartments are available in these areas. The flats come with floor space in the range of 1,900 sq ft. One can also try east Delhi areas like Patparganj. There are some housing societies where you can get spacious four to five-bedroom apartments on rent for slightly lesser than Rs 40,000.
Upmarket suburbs like Gurgaon have some options available in this range. DLF City Phase IV has three-bedroom apartments in this range with an area of 1,750 sq ft. Wellington Estate in DLF Phase IV has slightly bigger four-bedroom flats. One can also get a three-bedroom apartment in Ridgewood Estate in DLF Phase IV in the range of Rs 35,000-38,000. Similar accommodation is available in DLF Phase V, but the area would be 1,350 sq ft. Uniworld City is another option, as three-bedroom furnished apartments are available here with an area of more than 2,000 sq ft. Jaskirat Bansal of Grand Real Estates says, “Five-bedroom apartments are available in Eldeco Mansionz at a rental of Rs 40,000 per month. These are constructed on 350 sq yd plots with a super area of 3,150 sq ft. The apartments have attached bathrooms, dining room and modular kitchen.”
Luxurious apartments are also available at Noida’s Sector 50 at a slightly lesser price. These are three-bedroom apartments at Mahagun Morpheus with an area of 2,100 sq ft. Apartments with similar area are available at Omaxe Residency in Sector 44. But these have four bedrooms. Apart from this, independent kothis are available in Faridabad, Greater Noida and Noida. Kothis here have a rental tag in a range of Rs 35,000-38,000.
Mumbai
The amount is good enough to get you 1 BHK flat in southern Mumbai and 3 BHK flat in the western and central suburbs. The areas in between these two will fetch the various sizes of 2 BHK flat on an average.
“As the purchase price of the flats in the city has gone up in the last couple of years, rentals have increased as people have now shifted to rental accommodation in order to wait and watch for the prices to reduce in next one year or so.” Says Rakesh Makwana , a local broker running Kinjal Estate Consultancy. “This also means that the area in sq.ft has reduced for the same budget. You get lesser space for the higher price. You may get 1 BHK flat in Prarthana Samaj, Agripada, Metro area, Sikka Nagar, C P Tank, Tardev etc.’’adds Rakesh.
One must note that these are upper middle class areas and areas with higher status are still out of reach at this budget. One can go further north to get larger spaces at the same rental amount. Areas like Mazgaon, Byculla, Parel, Agar
